One of the questions I hear most often from homeowners is: "Should I renovate my home before I sell it?"

My answer is almost always the same:

Let's talk before you start spending money.

I completely understand why homeowners want to update their homes before putting them on the market. You want your home to look its best, attract buyers, and hopefully sell for the highest possible price.

But after more than 20 years in real estate, I've learned that not every renovation delivers the return homeowners expect.

In fact, one of the biggest mistakes I see sellers make is investing thousands of dollars in improvements that don't meaningfully increase their home's value—or worse, don't help it sell any faster.

That's why I always recommend having a strategy conversation before picking up a hammer.






Renovating Isn't Always the Best First Step

Many homeowners assume they need to remodel their kitchen, renovate bathrooms, or replace every outdated feature before listing their home.

Sometimes those projects make sense.

But many times, they don't.

Every home is different, every neighborhood is different, and today's buyers don't all prioritize the same upgrades.

I've worked with sellers who were ready to spend tens of thousands of dollars on renovations, only to discover that buyers in their price range were more concerned about move-in readiness, cleanliness, and overall presentation than having a brand-new kitchen.

The goal isn't to create your dream home.

The goal is to prepare your home for the next buyer.

Focus on What Buyers Actually Notice

One of the advantages of working with a local Realtor is understanding what buyers are looking for in today's market.

Often, the improvements that make the biggest difference aren't the most expensive ones.

Simple updates like these can have a significant impact:

  • Fresh, neutral paint
  • Deep cleaning
  • Decluttering and organizing
  • Minor repairs
  • Updated lighting
  • Fresh landscaping and curb appeal

These improvements help buyers picture themselves living in the home without requiring a major investment from the seller.

Sometimes that's all it takes to make a home feel more inviting.

Every Dollar Should Have a Purpose

I always remind my clients that renovations shouldn't be based on guesswork.

Before spending money, ask yourself:

Will this improvement help my home sell faster?

Will buyers actually pay more because of it?

If the answer isn't clear, it's worth getting professional advice first.

I've seen homeowners spend thousands replacing features that buyers didn't mind, while overlooking smaller updates that would have made a much stronger first impression.

Having a plan before you renovate can help you avoid unnecessary expenses and focus your budget where it matters most.

The Local Market Matters

Real estate isn't one-size-fits-all.

What buyers expect in one neighborhood may be completely different in another.

That's why I don't believe in giving blanket advice about renovations.

When I meet with homeowners in Prince George's County, Upper Marlboro, Bowie, and surrounding Maryland communities, I look at several factors before making recommendations, including:

  • Your home's current condition
  • Recent comparable sales
  • Buyer expectations in your neighborhood
  • Your competition
  • Your selling timeline

Sometimes I'll recommend making a few updates before listing.

Other times, the best strategy is to price the home appropriately and let the next owner make the changes that fit their style.

Every recommendation is based on helping you maximize your return—not simply spending more money.
